Leopard Tree Pruning Case Study – Neighbouring Property Issues in Wishart, Brisbane

Managing a Neighbour's Leopard tree in Wishart, Brisbane

At Oasis Tree Management, we specialise in resolving tree-related issues for property managers, landlords, and homeowners across Brisbane.

In this recent case study, our team was engaged by a real estate client to manage a Leopard Tree (Libidibia ferrea) that was impacting a neighbouring property in Wishart.

Leopard Trees in Brisbane: Beautiful but High Maintenance

Leopard Trees are native to Brazil but are widely planted across Brisbane as street and landscape trees due to their striking appearance and fast growth.

While they are visually appealing, they are no longer commonly used by Brisbane City Council as street trees due to issues such as:

  • Aggressive and invasive root systems
  • Heavy leaf and seed pod drop
  • Ongoing maintenance requirements

In suburban backyards, particularly on smaller blocks, Leopard Trees can quickly become problematic if not properly maintained. Their dense canopy and rapid growth often lead to:

  • Excessive shade
  • Blocked gutters
  • Overhanging branches into neighbouring properties

The Situation: Tree Encroachment Over Boundary

This case involved a large Leopard Tree growing in the backyard of a residential property in Wishart.

Over time, the tree had extended well beyond the boundary, impacting the neighbouring home by:

  • Overhanging the roof and gutters
  • Causing significant leaf build-up
  • Reducing natural light
  • Creating potential risk of falling branches

Our client required a solution that would resolve these issues while protecting the tree’s health.

Before:

Our Arborist Approach: Complex Climb and Careful Access

This wasn’t a straightforward pruning job. The Leopard Tree was positioned in a tight backyard with multiple structures directly underneath and around the work area, including a garden shed, clothesline, roof sections, and even a neighbouring sauna.

Accessing the tree safely required a technical climb and careful movement through the canopy to avoid any impact on the surrounding structures.

Our experienced climber, Ryan, carried out the work with precision, navigating the tree and rigging points to ensure branches could be removed safely and controlled at all times.

Despite the complexity, we were still able to achieve effective clearance along the boundary, while ensuring:

  • No damage to nearby structures
  • Safe and controlled removal of limbs
  • A clean finish to the pruning work

While ideally we would aim to create balanced pruning across the entire tree, the scope of work was limited to the boundary in accordance with neighbouring property regulations.

Given that Leopard Trees are a hardy species, it was determined that the tree would tolerate this type of pruning while remaining healthy.

This highlights the importance of engaging a qualified arborist team; ensuring informed decisions are made based on the specific tree species, its condition, and the surrounding constraints.

After:

The Outcome

Following our works, the property saw immediate improvements:

  • Roof and gutter clearance restored
  • Reduced leaf litter and maintenance
  • Increased natural light

This outcome delivered a win-win solution for both the property owner and their neighbour.

Understanding Your Rights With Neighbouring Trees in Brisbane

Tree-related issues between neighbours are common across Brisbane, especially with fast-growing trees like Leopard Trees in suburban backyards. That said, most situations don’t turn into disputes.

In many cases, like this one, it’s simply about finding a practical solution. Here, the landlord of the affected property organised and paid for the pruning works to manage the issue, without needing the neighbouring tree owner (the “tree keeper”) to contribute. This is quite common, and it usually keeps things simple and stress-free for everyone involved.

In Queensland, there are some clear guidelines around neighbouring trees:

  • You can generally prune branches or roots back to the boundary line
  • Any work should be done carefully so it doesn’t damage the tree
  • The tree owner is usually responsible, but neighbours can come to their own agreement on how to handle things
